A broad area, a property-specific search
South of town is a starting point, not a single neighborhood or a promise about price. Narrow the search around your budget, the space you need and your preferred setting. Compare each candidate’s surroundings, layout and ownership obligations.
Make the commute part of the showing
Test the trips you will make regularly, including work, errands and recreation. Consider traffic at the times you travel, winter conditions and how the property is accessed. A home should fit your weekday routine as well as your weekends.
Look closely at land and infrastructure
For a home with land, establish recorded boundaries, access, easements and restrictions. Verify the property’s water and wastewater systems and the approvals required for any planned changes. Acreage alone does not establish building rights, horse use or subdivision potential.
A plan for local buyers and sellers
If you are moving within the valley, coordinate the sale of your current home with the purchase of the next one. For sellers, explain the property’s particular strengths and support pricing with relevant comparisons. The strategy should fit the home and your timing.
